Andrew Louis tailors the services required to meet the individual needs of your block. This can be accomplished by instigating regular patrols by on or off site staff or by using a ticket service system as a deterrent.
On-site staff (where present) are a significant asset and also an investment cost to a building. Their knowledge and role is essential and it is critical that staff are nurtured, trained, motivated and paid accordingly to encourage the delivery of a high level of service as they are frequently the first impression of a development. We manage the burden of having to deal with staffing matters and this can be encompassed within our designated duties.
A reserve or sinking fund is usually included within the annual service charge budget for each year and is a fund built-up over a period of time to be used for a specific purpose such as a large scheme of work. This could be a roof renewal, re-decoration of the common parts or lift replacement. The aim of the fund is to spread the cost of these works over a longer period of time to avoid a very large bill in one service charge year.
