Old Swan sits around three miles east of Liverpool city centre. It’s a densely populated urban district with a mix of residential streets, local shops, and green pockets like Doric Park, with the larger Newsham Park just a few minutes down the road.
It borders Wavertree, Knotty Ash, and Broadgreen. Rental demand has always been strong here, thanks to the area’s convenience for commuting to Manchester, as well as Liverpool, and the fact that there are lots of hyper-local employment options.
Prescot Road is Old Swan’s high street, packed with cafés, pubs, independent businesses, and a few chains, as well as a Tesco and Sainsbury’s Superstores.
There’s a diverse demographic in Old Swan, with a high proportion of renters. The area appeals to families, NHS staff, and students due to nearby hospitals and universities. There’s a growing number of young professionals seeking affordable housing with good transport links. As Nick says in the video above, the range of property types mean investors can target both long-term lets with traditional terrace homes, and HMOs in larger converted properties.
The number 10 bus runs pretty much constantly, to ferry you into the city in under 15 minutes.
The M62 starts nearby, which will have you in Manchester in 45 minutes, or connected to the M6 in 10.
Broadgreen and Wavertree Technology Park train stations are within walking distance, providing rail access to Lime Street and regional hubs.
Old Swan benefits from ongoing investment in Liverpool’s eastern corridor.
It’s a stone’s throw from Kensington, so everything in our Kensington area guide applies here too. Add to that, nearby Alder Hey Hospital – a world-class children’s care facility – is undergoing a major extension, due to open in 2026, and Liverpool Shopping Park is growing exponentially, all the time! Both expansions are creating plenty of new jobs.
