Location

Wavertree sits east of Liverpool city centre. You’ll find several university halls of residence in the area, so it’s well known to anyone who’s ever studied in the city. Its proximity and ease of access attracts students, young professionals, and long-term residents alike.

The area blends historic charm—think Victorian terraces and green spaces—with emerging residential developments amid a well-connected urban landscape.

 

Demographic

The ward population (~14,300) skews young: 63% aged 18–64, with 35% aged 20–39. This reflects the fact that lots of people begin their student lives in Wavertree, then stay to begin their careers. Around 40% of households are single person, but there are plenty of families in Wavertree too, thanks to great schools and plenty of amenities. It also boarders some of the city’s more affluent suburbs, while remaining a more affordable rental option for those not ready or able to buy. Over 40% of residents rent their homes.

 

Transport links

Connectivity is a strong asset: Wavertree Technology Park station offers three trains per hour arriving into Liverpool Lime Street within 5 minutes. Manchester is an easy ride in the other direction. Bus services along Wavertree’s Smithdown Road and Picton Road run every few minutes, until late at night. It’s an ideal spot for anyone looking for a very short commute. And it’s common for residents to choose not to own cars, because public transport is so readily available.

When travelling further afield, Liverpool John Lennon Airport is just 15 minutes by car, or a short bus or train journey.

 

Infrastructure

Between the two main high streets of Smithdown Road (studenville) and Picton Road, Wavertree is well catered for with bars, restaurants and shops—including a large Aldi and 24-hour Asda. Perfect for all those students and young professionals.

Looking at family appeal, Wavertree is also home to a high school rated ‘outstanding’ by Ofsted. Affordable rental properties within the catchment area of a great school offer a significant draw for families. As that catchment area gets tighter, we’re likely to see an increase in house prices.

The City Council sports centre, with its 25-meter pool, is another local asset. Liverpool Aquatics Centre and Gym is set on the edge of The Mystery—Wavertree’s intriguingly named park! Plus, the leafy suburbs of South Liverpool, with their independent shops and eateries, are a stone’s throw away, as are Sefton and Greenbank parks. Lots of festivals and other cultural activities take place in those areas every year.

 

Employment

Liverpool City Centre is a 5-10 minute commute, with all the employment opportunities a major city has to offer. Closer to home, you’ll find all those suburban high streets we mentioned. They’re packed with plenty of hospitality and retail employment options.

The area also has its own business district. Wavertree Technology Park is an estate of office units that houses lots of scientific, tech and professional services companies, including Sony, Barclays, and even Homesure Property’s HQ!

Bordering the Technology Park is Liverpool Shopping Park. Technically just outside the L15 postcode, it’s only a short stroll from many parts of Wavertree, and offers employment opportunities with lots of big retail brands.
