In terms of location, it’s smack bang in the middle of the action. Garston is wedged between Speke, Allerton, Aigburth, Grassendale and Woolton. Garston shares the L19 postcode with parts of Allerton, Grassendale and Aigburth. These are very affluent areas. The perk of Garston is the L19 postcode, but not necessarily L19 (Allerton, Grassendale, Aigburth) prices. Garston is a short distance away from Liverpool Airport in Speke.
The A561 is accessible through Garston, the A561 then leads on to the the Knowsley expressway motorway to travel further out of Liverpool or you can carry on to the Runcorn bridge to access the Wirral and beyond!
With Garston being located next to working class area’s such as Speke, this means you have the added benefits of local amenities such as Speke retail park etc only a short distance away. There are a couple of large industrial and business parks in Speke/Halewood including Jaguar Land Rover and the Estuary Commerce Park. The work force working in these locations need a place to live, Garston only a short drive away and a more ‘affluent area’, will definitely be on their radar as a place to call home.
Transport Links
Garston has it’s own train station. Liverpool South Parkway station is one of Liverpool’s largest train stations. The station has six platforms, a bus station for local bus services/ bus routes, taxi rank, car park, bicycle storage, café and passenger lounge. Trains run every 15 minutes from Liverpool South Parkway to Southport, making stops at all major stations such as Liverpool central station (city centre). All major Liverpool stations can be accessed from Liverpool South Parkway on Liverpool’s underground line, it is essentially Liverpool’s version of the Metro! Alternatively you can also hop on a train to London, these trains run every half an hour. With a quick change at Liverpool Lime Street Station, you can also get to locations such as Nottingham, Norwich, Manchester Oxford Road and Manchester Airport, so not only have you got Liverpool John lennon Airport on your doorstep but you also have a train station on your door step that can get you to Manchester Airport too!
If you look on the map below, you will be able to see how accessible Liverpool City Centre is from Garston. This makes commuting inner city far more straight forward.
Employment Options
As mentioned already, there are a number of industrial businesses in the surrounding areas. Jaguar Land Rover employs just under 4000 people. The Estuary Commerce Park , Garston Dock ,Liverpool John Lennon Airport and Speke DVSA Centre (driving centre) are just but not all employment options in the area.
All these large companies are within minutes drive from Garston. Investing in an area that is surrounded/ close to good employment options is important to ensure a reliable tenant. Employment options lead to a demand for housing.
A small dock was first built at Garston in 1793 for Blackburne’s Saltworks, which still stands and is functional to this day.Garston being an old school hard working docking town reflects in it’s residents. Read more about Garston dock here.
Majority of the properties in the area are traditional victorian houses, large properties with 3-4 storeys. These buildings along with the high street shops are still being developed. This as an investor should make your ears prick up as this allows you to ride the wave upwards. If you invest in an area that is still being developed, realistically in a couple of years time, your investment should be worth more as the area improves and develops.
I am happy to receive any properties you see become available in the Garston area. I can advise on potential rental income.
