What YOU need to do

If you weren't already aware, landlord licensing is back.
But what does that mean for you as a landlord?

Here’s the key facts

  • The scheme is due to launch on 1st April 2022
  • Applications open 18th March 2022
  • It doesn’t cover all of Liverpool like last time. You can view the selective areas here
  • The deadline for your ‘early bird discount’ is 30th June 2022. We’ve got three months to process the initial applications, so no rush.
  • Whilst the full price is £550, the early bird discount is just £380, a saving of £170
  • You can get even more money off for each of the following:
    • If your EPC rating is C or above (£50) – you can check yours here
    • If you own one or more flats in the same block (£50)
    • By being a member of an approved scheme (e.g. SafeAgent, like we are (£30)

Therefore, our landlords will pay a reduced rate of £350 per licence, before any other deductions.

For those of you still buying investment properties, you’ve got 14 days after a tenant moves in to receive the early bird discount when buying a new property.

What are we doing about it?

Here’s our CEO, Nick Stott, to explain…

The owners and many of the staff here at Homesure are landlords. We know how impactful licensing is on the finances of landlords, especially at the same time as rising interest rates, minimum energy efficiency (EPC) standards, additional stamp duty, and additional legislation such as electrical certificates (EICR) coming into force in 2021.

Therefore, Homesure has taken the decision to be the only agent in Liverpool to process applications free of charge for all existing and new landlords.

We will not be looking at this situation as a moneymaking scheme from our clients.

Landlords will also get a further £30 discount via Homesure, as we already voluntarily comply with the SafeAgent regulatory body’s standards.

So, our landlords will save money on their licensing costs, and they won’t have to deal with any of the admin. Win-win!

We hope this goes to show that we always endeavour to act in our landlords’ best interests and reward them for their loyalty to us.

What do you need to do?

In order to licence your property for you, we need some information that we do not currently hold. If you have a property in the affected areas, we need you to complete this short form with the information we need.

Please note that you will have to pay full price for your landlord licence if you don’t provide us with this information by 31st May 2022 to give us enough time to process your application.

We provide multiple property discounts

If we manage 5+ properties for you, you will receive a discount of 20% on each one, increasing to 30% if we manage of 10 or more.
