Newton-le-Willows Location

Newton-le-Willows is a market town in the metropolitan borough of St Helens. It’s positioned almost exactly half way between the neighbouring cities of Liverpool and Manchester. Property prices in the town are significantly lower than the cities, despite both city centres being mere minutes away by public transport.

With a growing town centre and a charm of it’s own, Newton is a fantastic choice for investors.


Transport Links

The A580 runs through the town, meaning a commute to either of the local cities takes a little over half an hour by car. Thanks to Newton-le-Willows train station, commuting via public transport is even more convenient. Transpennine Express services, running throughout the day and evening, reach Liverpool Lime Street Station in just 18 minutes, and Manchester Victoria in 16 minutes.

The M62, linking west to east, and the M6, connecting the area to the rest of the UK, are also on the doorstep. As a result, Manchester International Airport is less than half an hour away.

The large neighbouring town of Warrington can be reached in around 15 minutes, by car, via the A49.

 

Demographic

This largely residential area has a population of around 25,000. Convenience and affordability make the area popular with working tenants. There are a mixture of housing types in Newton-le-Willows, including a significant number of affordable terraced houses and flats, making it a popular location for property investors willing to look outside the more obvious city-centre locations.

 

Amenities and Tourism

Newton-le-Willows is home to a vibrant high street, with a number of great cafes, restaurants, and pubs. Earlestown Market takes place in the area every Friday, so the town has a character of its own, as well as easy access to a number of larger urban centres.

Haydock Park Racecourse is a five minute journey by car. This large venue hosts 32 race meets a year, as well as regular live music fixtures.

  

Employment Options

There are lots of employment opportunities in the area, making Newton-le-Willows a desirable location for renters and, by association, for investors. 

The town is within an easy commute of Manchester, Liverpool, Warrington, St Helens and Wigan. Haydock Park Racecourse – linked above – is a large local employer in the hospitality sector.

In addition, there are a number of huge commercial units very close by, adjacent to the M62. These include the Omega Business Park and various aircraft hangar-sized places that have been continually popping up in recent years.
