How we sold an investment property in Liverpool, landlord-to-landlord, even when the finances fell through!

 

The client:

A landlord came to us, asking us to sell a great investment property in Liverpool. This was a dual-purpose unit, with a flat upstairs and a commercial space downstairs.

In this instance, we had two clients, because we found a buyer from our database of active investors; a list of hundreds of landlords, with existing properties managed by Homesure. We know these people, we’ve worked with them, we trust that we can deal with them investor-to-investor.

 

The brief:

Find tenants for the commercial and residential units and sell the property.

 

The story:

It was going to be a smooth process. We easily found tenants for both units. Then we used our landlord-to-landlord property matchmaking service, to find a buyer from amongst our pool of active investors.

One email to our investor database was all it took, to find a buyer off-market. Someone we know, who has a number of properties managed by Homesure.

Unfortunately, as the completion date drew nearer, our buyer discovered they’d been lied to by their mortgage broker! They were not, in fact, getting the rate they’d been promised. Had they gone ahead, the mortgage repayments would have been a lot higher than expected. As a result – quite understandably – the deal fell through.

But this wasn’t the end. Our in-office finance team was drafted in. They were able to secure new financing for the buyer. The deal was back on, and off everyone sailed into the sunset!
